No property is perfect. Complete disclosure regard-ing the condition of your property is essential to protect you from post-sale claims of non-disclosure. Disclosure up-front also provides the opportunity for buyers to address any issues immediately. For example, if you know your roof needs to be replaced, sharing this knowledge up front will minimize the impact for the buyer. If they are left to discover this during the escrow period, they may back out of the deal, make large credit requests, or tie up the property for a longer period of time. Even worse, the discovery of a serious defect after sale could result in legal action against you. 3R REPORT A copy of the “Report of Residential Building Record” must be provided to the buyer of your property. This report, from the Department of Building Inspection, lists zoning, building permits that have been issued for your property, authorized use and number of legal units, and other related information.
